Houseboats in Srinagar: Real Prices, Dal or Nigeen, and How to Choose (2026-27)

A houseboat in Srinagar costs ₹1,575 to ₹12,840 a night for two on most of the 23 boats we priced for 15 December 2026, with a middle rate of ₹3,149. The owners' own rate card runs from ₹1,100 to ₹8,500. Choose Dal Lake to be close to everything, and Nigeen Lake for quiet.

Houseboats have always been fun for our family. We used to hold birthday parties on them, and I was always amazed by how they look inside: the good ones are panelled in carved deodar and walnut, with a sitting room, a dining room and a deck that opens onto the water.

A houseboat is the one stay you can only have here, which is why it is on every plan in our Srinagar guide. It is also the stay where visitors most often feel cheated: the same word covers a room at ₹1,575 and one at ₹18,503, and the photos rarely tell you which you are getting. This guide gives the real prices, the choice between the two lakes, the safety record, and how to book.

In short: on the 23 houseboats we priced for 15 December 2026, the middle rate for two was ₹3,149 a night, and most cost between ₹1,575 and ₹12,840. If you want to be close to the action, stay on Dal Lake. If you need somewhere quieter, choose Nigeen.

We found 27 houseboats on Google Hotels on 30 September 2026. Of those, 23 showed a public online rate, and 12 of them have at least 300 Google reviews. These eight lead that list.

What a houseboat costs

There are two honest answers: what boats sell for online, and what the owners' own rate card says. Online, the middle rate we found was ₹3,149 for 15 December and ₹3,770 for 20 October.

Nigeen costs more than Dal. The middle rate on the 9 Nigeen boats we priced was ₹4,338, against ₹2,381 on the 14 Dal Lake boats.

The Kashmir Houseboat Owners Association also publishes a rate card for its five classes, Deluxe, A, B, C and D. The page was last changed on 26 March 2026. It is the Association's own card, not a government order, and many boats sell for less online.

The card says the shikara crossing to and from the boat is included and children under 5 stay free.

Two lines on that card matter in winter. Room heating is extra, at ₹600 a room a day. And the price with breakfast and dinner is a separate, higher rate: meals are not included unless you book them.

Dal Lake or Nigeen Lake?

Dal Lake is close to the action: the boats face Boulevard Road, and a short shikara crossing from a numbered ghat puts you among the gardens, the markets and the restaurants. Nigeen is where we send friends who need quiet.

The lake authority treats Nigeen as one basin of Dal, joined to it by a narrow channel, so the notified shikara rates are the same on both.

What you should find on board, by class

The Tourism Department registers every houseboat and grades it Deluxe, A, B, C or D. The department's draft houseboat policy of 2020 lists what each class must have. The final order may differ in detail, but it is the best public checklist there is.

Every registered boat must also keep lockable bedrooms, a first-aid box, an inverter or generator, at least two fire extinguishers in the kitchen, and a registered shikara for its guests. A registered owner must show the registration certificate if a customer asks for it.

Houseboat or hotel?

For most first trips the answer is both: one night on a houseboat for the experience, and the other nights in a hotel. That is also what most 2026 guides and forum regulars advise.

  • Choose a houseboat if you are a couple or a group of adults, you arrive in daylight, and the stay itself is part of the trip.
  • Choose a hotel if you are travelling with small children or older parents. Every arrival and departure means stepping in and out of a narrow shikara with your luggage.
  • Think twice in deep winter. Srinagar averages -1.6°C at night in December, it is colder on the water, and heating varies from boat to boat. Guests on travel forums split evenly between "warm enough" and "avoid it".

Ask before you book a houseboat

  • What is the exact name of the boat, and where is it moored?
  • Which class is it registered in, and can you send the registration certificate?
  • How is the room heated, for how many hours, and is heating in the price?
  • Is hot water available all day, and is there power backup?
  • Which meals are included, and is the shikara crossing included every time?
  • What is the cancellation rule if our flight or the road is closed?

Is it safe to stay on a houseboat?

Most stays pass without incident, but houseboats are wooden, heated in winter and moored side by side, and the record is not clean. You should know it before you choose.

  • 11 November 2023, Dal Lake: a fire near Ghat 9 at about 5:15 am gutted five houseboats, and three tourists from Bangladesh died. Police said a preliminary investigation pointed to a heating appliance. No final finding has been published that we could find.
  • 4 April 2022, Nigeen Lake: seven houseboats were destroyed at about 2 am. The tourists aboard were evacuated and nobody died.
  • 17 January 2026, Dal Lake: one houseboat was gutted at Karpora; nobody was aboard.
  • Sinkings: a houseboat sank in Dal Lake on 23 June 2022 after days of rain, and another partly sank on the Jhelum near Abi Guzar on 21 May 2026. Everyone aboard got out both times.

The Kashmir Chamber of Commerce and Industry counts 25 houseboats destroyed by fire between 2018 and 2023. The rules require fire equipment checked by the Fire and Emergency Services, and life jackets on the boat and in the shikara. After the 2023 fire the fire service said its nine fire boats at Nehru Park and two at Nigeen were adequate; we found no new rule made for houseboats.

On the first evening, check these yourself

  • Where the fire extinguishers are, and that there is more than one way off the boat
  • How your room is heated, and what is switched off at night
  • That the shikara for the crossing carries life jackets
  • The owner's phone number, saved in your phone

How to book a houseboat, and how not to

  • Book the boat by name. Owners often run several boats under one name, and the commonest complaint is being moved to a worse one. Get the boat's name, class and mooring in writing.
  • Use a booking site or the boat's own website if you want reviews and a cancellation rule you can read. The rates in the tables above are from those sites.
  • Or book through the Owners Association. Its office is opposite the Tourist Reception Centre in Srinagar, and its website lists the phone number +91-194-2502545. The site also mentions a counter at the airport; we have not confirmed it is staffed.
  • Do not book with touts at the airport or the taxi stand. Touting is an offence under the houseboat policy, and guides report the same pattern each year: you are taken to a friend's boat, and the class you were promised is not the class you get.

Why there are only so many houseboats

The government told the Assembly on 30 March 2026 that 856 houseboats are registered. The number can only fall: the houseboat policy approved in March 2021 capped Dal and Nigeen at 910 boats and allows no new ones.

Repairs are allowed, but each needs permission from a committee set up on the High Court's orders. The Chief Minister told the Assembly in March 2025 that 35 cases had been approved. Owners say a permission takes months and a full repair now costs well over ₹10 lakh, because a boat needs 4,000 to 5,000 square feet of deodar.

Houseboats exist because of an old rule. Under Maharaja Ranbir Singh, who ruled from 1857 to 1885, outsiders could not buy land or build houses in Kashmir, so British visitors lived on the water instead. The Owners Association credits a M.T. Kennard with the first one, a boat called Victory, finished in 1888. They are built of deodar, and unlike the houseboats of Kerala they do not move.

Is it safe to stay in a houseboat in Srinagar?

Most stays are uneventful, but there have been fires: three tourists died in a Dal Lake houseboat fire on 11 November 2023, and seven boats burnt on Nigeen Lake in April 2022 with no deaths. Check the fire extinguishers, the way off the boat and how your room is heated.

Is houseboat stay worth it?

For one night, yes: it is the one stay you can only have in Srinagar. For a longer trip, or with small children, older parents or in deep winter, most travellers are better off with one houseboat night and the rest in a hotel.

Downtown: The Old City Walk

Downtown Srinagar, or Shehr-e-Khaas, is the old city north of Lal Chowk on the Jhelum. The classic walk runs about 1.75 km from Khanqah-e-Moula past Pathar Masjid and the spice market to Jamia Masjid, and takes two to four hours. The mosques and shrines are free. Go in the morning, and avoid Friday midday.

Hazratbal Shrine

Hazratbal is the white marble shrine at the north-west corner of Dal Lake in Srinagar, about 9 km from Lal Chowk. It houses a relic believed to be a hair of the Prophet Muhammad. Entry is free, and visitors of every faith are welcome in the grounds. Go early in the morning, and allow one to two hours.

The Mughal Gardens

Srinagar has four Mughal gardens: Nishat Bagh, Shalimar Bagh, Chashme Shahi and Pari Mahal, all on the eastern shore of Dal Lake. Entry to each is ₹50 for adults and ₹25 for children under 12 since 1 March 2026. They open from 9 am to sunset, every day. See Nishat first, then Shalimar.
